To keep Breakwater Escape a safe, enjoyable space for all guests and neighbors, please read and respect the following rules. By completing your booking, you agree to these terms.

Guests & Gatherings

Registered Guests Only

Only registered guests included on the reservation may be on the property unless pre-approved in writing by the host. No parties, events, or large gatherings are allowed.

Quiet Hours

Please respect the neighbors and keep noise to a minimum, especially outdoors. Quiet hours are from 10:00 PM to 9:00 AM. No loud music, shouting, or outdoor gatherings during quiet hours.

No Parties or Events

Parties, events, promoters, DJs, amplified outdoor music, and unauthorized gatherings are strictly prohibited.

Parking & Property

Parking

Park only in approved parking areas and do not block neighboring driveways, mailboxes, sidewalks, or the street. Do not park on grass or in any area not designated for guest parking.

No Smoking Indoors

No smoking, vaping, or use of any tobacco, cannabis, or similar products inside the home. If smoking is permitted outside, dispose of all cigarette waste properly and never throw butts in the yard or water.

No Illegal Activity

No illegal drugs, underage drinking, weapons misuse, or unlawful activity of any kind is allowed on the property.

Pets

No pets unless specifically approved in advance. Approved pets must be supervised, cleaned up after, and kept off furniture unless otherwise permitted.

Waterfront & Outdoor Safety

Respect the Waterfront & Outdoor Areas

Use all outdoor spaces at your own risk. Guests must supervise children at all times near the water, deck, stairs, retaining walls, bulkhead, and any dock or shoreline areas. Conditions may be slippery, uneven, or hazardous, especially at night or during rain.

Dock / Shoreline Safety

No diving, horseplay, running, pushing, or rough activity near the dock, shoreline, or waterfront edges. Guests assume all risk when using or being near the water. Children must never be left unattended near the water.

Kayaks / Water Equipment

Any kayaks, paddles, life vests, or waterfront equipment are used at guest's own risk. Guests must wear appropriate flotation gear, inspect equipment before use, and never use equipment while intoxicated, in poor weather, after dark, or without proper supervision.

Weather & Flooding Awareness

Because this is a waterfront area, weather, tides, wind, and localized flooding can affect outdoor conditions. Guests should monitor forecasts and avoid waterfront, dock, or kayak use during storms, high winds, flood advisories, or poor visibility. Tidal flooding and marine weather risks are real in this region.

Amenity Use

Hot Tub Rules

Use the hot tub at your own risk. No glass in or near the hot tub. No children without direct adult supervision. Do not use while intoxicated, pregnant without medical clearance, or if you have a condition affected by heat. Shower before use when possible and replace the cover after use. Follow posted occupancy and safety limits.

Grill / Fire Safety

Use the grill or any fire-related amenity responsibly and only according to provided instructions. Never leave the grill unattended while in use. Keep flames away from structures, furniture, and railings. Turn off propane or fuel sources after use.

Use Amenities Responsibly

Guests are responsible for using stairs, decks, balconies, docks, hot tubs, grills, kitchen equipment, and all other amenities safely and properly. Wet surfaces may be slippery.

Home Care & Safety Devices

Respect the Home

Please treat the home as you would your own. Do not move heavy furniture, disconnect electronics, remove dΓ©cor, or tamper with locked owner closets, cameras, utility systems, or maintenance equipment.

Do Not Tamper with Safety Equipment

Do not disable or cover smoke detectors, carbon monoxide detectors, outdoor cameras, alarms, router equipment, or any safety/security devices.

Report Issues Immediately

Please report any damage, malfunction, spill, injury, or safety issue as soon as possible so it can be addressed quickly. Prompt reporting helps protect everyone.

Checkout & Fees

No Refunds for Weather or Amenity Limitations

Outdoor amenities may occasionally be unavailable due to weather, safety concerns, maintenance, or cleaning. Temporary limitations do not automatically entitle guests to refunds unless required by your booking terms or platform policy.

Checkout Expectations

Before checkout, please:

  • Place used towels in the designated area
  • Load or start the dishwasher if instructed
  • Dispose of trash properly
  • Turn off lights and small appliances
  • Lock doors and windows
  • Return any moved items to their original place

Additional Cleaning / Damage / Rule Violation Fees

Excessive mess, smoking residue, stains, unauthorized guests, unauthorized events, missing items, or damage may result in additional fees and/or termination of the stay, consistent with booking platform terms and applicable law.
